Location : 20kms north east of Gympie.
Land Area : 151.248 hectares – ‘4’ freehold titles
Cultivation : Macadamia plantation currently comprises approx 70 ha ,Grazing pastures of approx 30 to 40ha with commercial cattle currently on agistment.
Fencing: Boundary fencing and internal fencing of macadamia blocks & cultivated grazing areas
Water : The farm has been made potentially “drought proof” with:
– 2 large dams (estimated capacity approx. 300mega litres & 30 mega litres each)
– electric pumping from an artesian bore & access to Sandy Creek with a Queensland Government Waterworks (water harvesting) license
– installed water mains, with reticulation & sprinkler irrigation to the 3 main blocks (approx. 7000 mature trees) being upgraded & extended
– rain water tanks at homestead (2 x 45500litre) and at processing shed.
Improvements Renovated highset “Queenslander” with new kitchen, bathroom & laundry, polished timber floors. Fully concreted under house with undercover parking for several vehicles. Separate lockup colorbond shed on a concrete slab with macadamia processing plant, workshop and undercover parking for tractors.
Timber :There are several very large old pine trees, mature mango & other fruit trees as well as stands of remnant native timber on the property.
Plantings : Macadamia plantings are in 6 separate blocks with wide spacing of up to 10 x 7 metres. Approximately 12000 trees are currently planted on these blocks with approximate current ages as follows:
– 7500 aged 25 to 30+ years
– 2400 aged 10 to 15 years
– 2200 aged 6 to 10 years.
New blocks and row extensions have been identified for further plantings & there is scope to plant an estimated 2000 to 3000 additional trees. In addition, there are other areas on the farm that are frost prone that could be planted with macadamias or preferably with more frost tolerant trees such as pecans or citrus (some of these are currently used for the agistment of cattle).
Varieties : The initial plantings some 30+ years ago comprise approximately 7000 trees with traditional varieties including H2, 246, 333, 344 & 600s. added approximately 5000 additional trees 2002 , the majority of which are now in production. These latter plantings include A4, A16, 660, 741 & some 800 varieties.
Yield : The yield from the farm has been up to 177MT with a yield per tree in excess of 24kg from the 7000 mature trees (2005 at 161.3MT, 2006 at 169.5MT, 2007 at 175.3MT at 10% moisture delivered to processors). Potential full production from the plantation as currently planted is estimated in excess of 200MT per annum. As noted above, there is scope for some 2000 to 3000 additional trees on the property that should yield a further 30-40MT when mature.
Plant & Equipment : Fixed plant and equipment includes facilities for the undercover receival, processing (4 barrel dehusker), sorting, drying and storage of nut in shell in 3 x 20T silos.Irrigation plant includes electric pumping from the 30 mega litre dam & the bore, reticulation to mains at the 3 main blocks. There is also a supply line from the 300 mega litre dam to the 30 mega litre dam.Mobile equipment includes 2 x John Deere tractors (one with loader & bucket), slasher, mulcher, 2 under-tree (PTO) mowers, air blast sprayer, weedicide sprayer, hydraulic trailer, Nissan Navarra utility plus workshop tools (details to be confirmed with buyer prior to sale).
Farm Management: The farm is managed by an experienced Farm Manager who lives on the property with his wife. An additional full time Farm Hand is also employed. The Farm Manager & Farm Hand have both indicated that they would remain on the farm if required by a new owner.
