The picturesque landscape is dominated by heavy tropical scrub country running down to fertile alluvial creek flats. The property has been established with a variety of improved pastures and legumes. These include rhodes grass, nandi setaria, african star grass, hamil grass and a variety of glyscine, siratro and creeping legumes. The creek flats grow a range of kikuyu and clover.
Water is a feature of the property. The internal creek is spring fed and waters nine paddocks and five holding paddocks. Kandanga Creek borders the north west side of the property and has never run dry. There are eight dams and seven troughs that ensure the reliability of water all year round. Water facilities are very low maintenance.
This property boasts a very reliable annual rainfall of 1,200 mm.
“Craigleigh” has impressive facilities.
The working cattle yards are mostly of steel construction with new yards and ramp completed in 2016. The yards have been designed to handle intensive animal husbandry of stud cattle and include drafting facilities, vet crush, branding cradle and onsite storage for veterinary equipment. A weigh box is part of the long crush.
A small set of timber yards stand near the centre of the property, they are used for small veterinary jobs and spraying of cattle. The complex has four holding pens with outstanding feeding facilities for grain and hay. Close by is the hay shed with a full length awning adjoining the back of the shed, for machinery and equipment storage. Two x 6 tonne silos on a cement base at one end of the hay shed and large fuel storage for both diesel and petrol on the other end of the hay shed.
Also, a near new chicken pen, two large dog kennels on a cement base and three horse stables with adjoining horse paddock are in close proximity to the shed.
The main homestead is a split block and was built in 2002. It features open plan living with four bedrooms, two bathrooms and office. The front has a full length verandah. At the back of the home is a tiled floor, open roofed entertaining area and adjoining is a two bay garage with workshop area. There is 10,000 gallons in rain water storage. This is surrounded by beautifully landscaped gardens, both inside and out of the three rail timber house yard fence. The original cottage has two bedrooms, one bathroom, small kitchen, lounge and large office. It has a large attached outdoor entertainment area under roof, leading into a large shed. The shed houses a cold room, small kitchenette and two liveable rooms under a storage loft. There is an outdoor laundry, bathroom and toilet complex. At the back of this shed is the workshop, with a large cement area recently added which is under roof. Storage racks for timber, metal etc. have been constructed between the two sheds. Within the shed is a chemical containment room.
Fencing throughout the property is in very good condition. Most fencing is constructed from split iron bark posts with four barb wires. Some steel post sections in higher places. Paddock layout of the property is designed for ease of management which is beneficial for continual and rotational grazing.
This is undoubtedly one of the best cattle properties in the Mary Valley.
The property has been well improved, well maintained and has a high carrying capacity. The vendors are moving, so the property is being offered for genuine sale.
